Preconstruction Planning

Meet to determine project goals
Provide recommendations on candidate sites
Assist in lease negotiations
Develop high-level project budget and schedule
Solicit and procure design professionals
Oversight of design process
Procure all necessary permits
Solicit and procure contractors
Value engineering (if necessary)
Negotiate construction contracts

Construction Management

Monitor construction progress and track against master schedule
Provide early detection of possible production issues and develop remedial plans
Implement and enforce a high-standard QA/QC program
Review all contractor invoices for concurrence with completed work
Review all change orders (if any) and negotiate fair pricing

Post Construction

Conduct final inspection and ensure timely completion of any nonconforming items
Facilitate commissioning, start-up and training on all equipment systems
Review and coordinate turnover of complete set of closeout documents
Coordinate activities of all post-construction third party vendors (furniture, art, movers, etc)
Decommission and turnover of vacated space (if any)

Ryan Morrow

Experience

Ryan has over 18 years experience in commercial construction and real estate development. He's managed hundreds of projects totaling over 3 million square feet in the central Texas area. Prior to founding Prevail, Ryan previously worked as a subcontractor, a general contractor, and most recently as an owner’s representative project manager for a large commercial developer.

He has experience on all rungs of the construction ladder, and puts that experience to his clients’ use by equipping them with knowledge and transparency into the complicated construction industry.

His ability to foresee constructability issues during the design phase helps minimize surprises, change orders and redesign. His cost estimating skills and familiarity with the subcontractor community ensures clients obtain fair and efficient pricing, maximizing the value of their construction dollar. Ryan’s experience enables the owner to make optimal business decisions regarding cost, quality, and schedule – all with just a single point of contact.
